Additional Inspection Services

Pre-Listing Inspection

Our comprehensive inspection service for home-sellers, a Pre-Listing inspection can help you avoid delays and disputes during negotiations with prospective buyers. We’ll assess the entire home’s condition before it’s listed for sale, creating a window of opportunity for making recommended improvements and keeping buyers up to speed on existing issues once the home is shown.

New Construction Inspection

A thorough inspection of new home construction should be scheduled before the builder has returned for a final walkthrough. This makes it possible for us to diagnose potential mistakes that were made over the course of construction that could prove costly for the buyer later on if corrections aren’t made before a transaction is finalized.

New Construction Phase Inspections

If you want to have us inspect new home construction at multiple phases of the build, then we’ll be glad to do it—because this is the best way to keep on top of issues as they emerge so that you can invest confidently. The number of phases in which the inspection will occur is up to you, but some examples are: pre-foundation, pre-drywall installation, and pre-final walkthrough.

11th Month Warranty Inspection

Your newly constructed home is most likely protected by a builder’s warranty that will expire after 1 year. It’s important to schedule this inspection service before that date so that you can utilize the warranty if necessary. We’ll thoroughly inspect the home inside and out, searching for structural and mechanical defects. In the event that these components are covered under the warranty agreement, you should receive some compensation for necessary repairs.

Home Maintenance Inspection

Keeping your home properly and regularly maintained is the key to extending the longevity of the home’s construction and keeping its value high in the event that you ever choose to sell. We can conduct this inspection service to help you out, getting a read of the home’s existing maintenance issues and providing guidance on how to go about making the necessary improvements.

Loan Draw Inspection

Litigation is a word that no one wants to hear when a construction project is ongoing. To help our clients avoid potential litigation and keep construction timelines realistic, we offer Loan Draw Inspections. Our first step will be to review the terms of the loan agreement—we’ll then inspect the build site several times over at different phases of construction to assess the materials stored on-site and current progress, ensuring that the build remains legitimate in accordance with the lender’s terms.

Re-inspections

Once it has been confirmed that your requested repairs have been applied to the home, it’s a good idea to contact us for a re-inspection so that you can confidently move forward with a home purchase. We’ll promptly return to the property, inspecting the repaired and replaced components so that we can make sure the work was carried out safely, correctly, and completely.

Wind Mitigation

A coastal home needs to have wind mitigation features in place to protect the integrity of the structure whenever storms move into the area. We’re able to assess the property for the presence and condition of these features, recommending improvements and new additions as we see necessary.

Radon Testing

An invisible and odorless hazard, radon is a carcinogenic gas that is able to enter homes from naturally occurring deposits underground. Since the gas can’t be detected through any of the senses, specialized equipment must be used—and we’re equipped with state-of-the-art radon monitors that will accurately assess the radon levels inside a home so that you and your family can stay safe.

Commercial Property Inspection

We’re also happy to conduct investigative property inspections for commercial investors, and we’re able to do so for practically any commercial property—ranging in size from small businesses to large-acreage manufacturing facilities. We’ll put in the time to inspect every visible and readily accessible aspect of the property, reporting extensively on the condition of each inspected component so that you have the knowledge to make a protected investment.
